New Parcel

A parcel is a piece of land or property that is recorded in Capture CAMA and can be classified as real or personal property. In Capture users are able to create new parcels through the New Parcels tab on the main workspace with an SI if it is not deed driven. The parcel format is specific to each jurisdiction and this screen is made up of text fields that allow the user to enter and track parcel information. The parcel is created upon entering the necessary information and selecting add. This information is also displayed on the Legal tab of the Property Record Card. Modifications can be made to the new parcel through the Legal tab.

 

Streets

In Capture, users are able to create new, update, and delete Streets through the Administration tab on the main workspace.  Capture stores street names to decrease entry errors when dealing with addresses.  In the Property Address section users will add streets by selecting the street name from a drop down list that appears after typing the first letters of the street.  

 

Subdivision

Subdivisions are created when a developer buys a large tract of land then decides to split up the large parcel into separate lots.  Capture uses the Subdivision feature to create and organize the new parcels in that subdivision. Metes and Bounds and Map Book and Page along with Lot Block are how parcels in the subdivision are located.  A parcel’s lot and block description within a subdivision is determined by the land developer.  The subdivision begins as a larger parcel that is defined by a metes and bounds description.  As the original parcel is split into smaller parcels, new metes and bounds descriptions are made for each parcel.  The lot and block numbers are assigned as a way to organize the subdivision.  Each subdivision will have a map book and page reference which gives the location for each parcels’ legal description.
