Defining Sales Analysis

Sales Analysis is a method of gathering statistical information about sales for a selected group of parcels.  These statistics are generated by comparing property sales prices with their appraised values.  The sales information used in the Sales Analysis is gathered from deeds that have been processed in Capture.

Sales Analysis in Capture

The Sales Analysis tab in the mapping workspace accesses the Sales Analysis page. It is from this page that users can perform a Sales Analysis.

The Sales Analysis page has the following features:

A.    Select Parcels: Users can select the parcels they want to include in a Sales Analysis.  The parcels can be chosen from a custom list or a neighborhood.  There are many other variables that can be used to determine the parcels chosen for a Sales Analysis.

B.    Remove Parcels: After obtaining an initial list of parcels to analyze, individual parcels can be removed from the analysis.  This is used to remove statistical outliers and other unusable sales.

C.   View Statistics: Capture will generate sales statistics based on the chosen parcels; these statistics are available on this page.

D.   Export: Users can export a report of all parcels used in a Sales Analysis to Excel.

 

 

To Perform a Sales Analysis

  1. Click the Sales Analysis tab

  2. Enter the appropriate information to select parcels for analysis

  3. Click Analyze.

To Remove Parcels from the Sample

Note: To view the excluded parcels, check the Show Removed check box.

 

 

      5.   Click the Auto Calc button to calculate the % Change and find the new base rate.

      6.   Click the Export button to export the list of parcels to Excel.
