Defining Neighborhood Model

The Neighborhood Model is a Capture module that allows users to organize parcels into neighborhoods and analyze data for those neighborhoods.  Parcels within each neighborhood will share common characteristics such as geographic location, building quality, or common amenities.

The Neighborhood Model in Capture

The Neighborhood Model is accessed by clicking the NBH Model tab.  Click on a Record Year to open the Neighborhood Model for that tax year.

The Neighborhood Model has the following options:

A.    Neighborhood Analyzer: This section shows a list of all neighborhoods created within the county. Selecting a neighborhood from the list gives detailed data about the chosen neighborhood.

B.    Properties Tab: This page contains summary information for the parcels in the selected neighborhood.  This information includes parcel count, parcel values, and sales information.

C.   Parcels Tab: This page shows all of the parcels within the selected neighborhood along with basic ownership and valuation information.

D.   Sub NBHS Tab: This page shows any sub-neighborhoods that have been created for the chosen neighborhood.  Sub-neighborhoods are created to further organize parcels within a neighborhood.

E.    NBH Factors Tab: This page shows various adjustment factors that are associated with different building types in different neighborhoods. These factors are used to adjust values for all buildings of a specified type within a neighborhood.

F.    Documents Tab: This page allows users to add documents to a neighborhood and manage these documents as required.

G.    Sales Tab: This page allows users to generate sales statistics for a selected neighborhood and analyze sales data.

 

 

 

Open the Neighborhood Model

  1. Click the Neighborhood Model tab

  2. Click the desired Record Year

  3. Select the desired neighborhood from the Neighborhood Analyzer.

 

Documents Tab

Click the Documents tab to add, edit, or delete documents.

 

To Add a New Document

  1. Click the Add button then click Browse

  2. Select the desired document and click Open

  3. Enter any additional information and click Add

 

To Update an Existing Document

  1. Check the box next to the desired document and click Update 

  2. Update the desired information and click Update

 

To Delete a Document

  1. Check the box next to the desired document

  2. Click Delete.

 

Click the Export button to export the list of documents to Excel.

 

Parcels Tab

The Parcels tab displays all parcels located in the selected neighborhood.  Click on a Parcel No link to open that parcel’s Parcel Information Dashboard.

 

Properties

The Properties tab displays a summary of all parcels in the selected neighborhood including total values, flags, and sales.  Neighborhood Factors can be updated by entering a new value and clicking Update.

 

Sub Nbhs Tab

The Sub Nbhs tab displays any sub-neighborhoods that have been set up. 

 

To Add a New Sub-Neighborhood

  1. Click the Add button. 

  2. Enter the sub-neighborhood information, Click Add.

 

To Update a Sub-Neighborhood

  1. Check the box next to the desired sub-neighborhood, click Update. 

  2. Update the desired information, click Update.

 

To Delete a Sub-Neighborhood

  1. Check the box next to the desired sub-neighborhood

  2. Click Delete.

 

Click the Export button to export the list of sub-neighborhoods to Excel.
